Curb Appeal
First, look at the exterior of your home, better known as your curb appeal. Examine the exterior of your home from the view of a passerby. What do you notice first? What positive features seem to fade into the background? Knowing this helps us to choose what steps we can take to invite buyers from the street and into your house. If your home's exterior isn't up to par with touched up paint and blooming garden plants we'll need to tackle those as well. Refer to the Curb Appeal Checklist and add dollars to your house's final selling price.

Welcome Home
Can buyers see themselves hanging out in your living room, unwinding in your reading nook or studying in your home office? We want your Open House to welcome buyers and offer them a sense of contentment. I'll help you accomplish this by recommending small improvements that enhance the features of your house. I'll advise you take away items that give the look of clutter. Counter tops should be neatly arranged. Kitschy sculptures, souvenirs, family photos, and kids' artwork should get moved out of sight. We need to "de-personalize" the home so buyers can picture it as their new home.
Every room gets a once-over. Changes that directly affect your bottom line include easy-to-fix items like pieces of furniture that should get removed, rooms that need neutral paint, carpet that needs steaming, fixtures that need shining, and windows that need cleaning.
I'll make sure that your home is neutral and that it's comfortable, staying away from "offensive" or "can't-work-with" colors on the walls and furniture. And if you've already moved out, you can think about borrowing furnishings. You want your house to look lived in as opposed to empty.

Setting the Stage The entire time your house in on the market, we're doing well if we're engaging the buyer's senses. We'll enhance the air of the house with enjoyable music playing softly and make sure a delightful fragrance flows room-to-room. We'll incorporate cozy-looking blankets, and pillows on your loveseat and bed. Buyers should feel like your home is their future home. |
